The River District boasts maintenance-free living, a location on the Boise River, and a seemingly endless list of amenities. As of May 2012, prices were mostly between $250K and $350K, though some were as low as $190K or as high as $440K.

The Eagle subdivision the River District was still in the beginning phases of construction as of May 2012, with a few homes complete and many pre-sold. There are three types of homes: town houses, patio houses, and carriage houses. TheEagle neighborhoodidentifies the style of these as “rustic tech,” or a mix of wilderness resort and high-end apartment. The homes range from around 1,700 to 2,500 square feet, with three bedrooms and a two-car garage. The houses tend to be colorful, with high ceilings, interesting roof lines, and balconies and porches with lovely views of the Boise River. Additionally, many of the houses have been Energy Star certified.
Though the homes themselves are fantastic, the River District neighborhood has other perks. As already mentioned, residents need not worry about maintenance, and the location is gorgeous. The Boise River and the Greenbelt offer opportunities to bike, run, walk, swim, and much more. The River District has a 3,000 square foot neighborhood clubhouse with a pool, hot tub, and indoor and outdoor kitchens. Other neighborhood attractions include playgrounds, ponds with fountains, walking paths, and a commercial center complete with a twelve-screen movie theater, boutiques, restaurants, a bank, and a hotel.
The River District is being built near the Shores, another high-end Eagle subdivision, and is close to State Street, Eagle Road, and ID-55. State Street gives easy access to downtown Boise and Star. Downtown Eagle and all it offers are only minutes away, with restaurants, boutiques, coffee houses, medical centers, city parks, and more. Eagle Island State Park isn’t much further, and there you can find things like hiking, biking, horseback riding, boating, swimming, fishing, and four-wheeling. Other attractions in the area include two nearby golf courses, Banbury and Eagle Hills.
