It is relatively easy to purchase a Kuna foreclosure property.  The biggest difference compared to traditional sales is to know you are dealing with a bank and not the homeowner.  The term ‘foreclosure’ refers to a property the bank has taken back due to the inability of the owner to make payments and the property did not sell at auction.  The bank then has to spend money to maintain the property, pay the property taxes, homeowner’s association fees, and make any required repairs to put it back on the market.  This process takes several months and is an incentive for banks to price the foreclosures aggressively below market value to ensure they sell quickly.  When putting in an offer a buyer needs to do their homework on the neighborhood’s recent sales and have a good idea on the repair/upgrade costs to get the property to their specifications.  There are times were these bank foreclosures, also known as REO’s (real estate owned), are priced so low there are multiple offers on them.  They generate a bidding war and escalate the price so they may or may not be a good deal anymore.  Another important step for the buyer is to make sure they get a home inspection and have a cancellation clause if the repairs are too extensive.  Most banks want to sell the property ‘as is’ and won’t agree to any repairs.
