When selecting a new Boise Idaho house for sale, you have the ability to buy a standard house from the owner, or you can try to opt into a foreclosed house. The foreclosed houses in the Boise, Idaho area have a few pros and cons working, so you need to consider the different options before you decide to tread these waters, or if you want to just buy a house from a traditional seller.


When an individual is no longer able to pay their mortgage and defaults on the payments, the house is foreclosed. This essentially means the bank owns it. The bank attempts to regain the money it lost on buying the property by selling it back to potential home buyers. The house is usually listed at a reduced rate, as it just wants to try and make up most, if not possibly all, of the house's value. Because of this, the Boise Idaho house generally goes for less than what other houses of similar specs go for. This has the ability to save you thousands of dollars over the price of a traditional home, but there are some drawbacks.

Because the bank owns it, it can take weeks, if not months, to hear back. Because there are not as many foreclosed properties in the Boise Idaho area, you should be able to hear back from the bank in a few weeks, but this is never guaranteed. So, if you are in a hurry to move into a new home, this is not the method to use.

You don't want to wait weeks, or months, to hear about a house, just to have your bid rejected.
