#1 - Use the S.I.S. Method
SIS stands for "Scrub, Improve, Stage." Naturally, you would do this no matter what the market, but when the market isn't in the seller's favor, it's more important than ever to pay attention to the smallest detail. Sometimes, it's the minutiae that will ensure that you close on a house rather than lose out to another seller.
To make sure that you're following SIS, start out with these basics:
- Make sure the house has been SCRUBBED from top to bottom. A super clean, nice-smelling environment is key to having pleasant associations with your house sale.
- IMPROVE your chances of selling by offering new appliances, a fresh coat of paint, upgraded floors (such as from carpet to hardwood), and other "bonuses."
- STAGE the home by taking out personalization, making it a house where buyers can see themselves living there. De-clutter thoroughly, and make sure that anything you have to have in the home has been neatly organized and sorted (alphabetize spice jars, have an organized closet, etc.).

#2 - Make sure the Price is Right, Right Away
This is where it's important to have a seller's agent — in order to make sure you're not pricing your home too high to sell. In a buyer's market, it doesn't pay to be stubborn. The agent can give you a comparative list of homes that are comparable to yours, and how they were priced, including how many times they were reduced and how much they were reduced. This can be an important consideration when you price your home for the first time.
#3 - Watch out for Scams
There are many "wolves in sheep's clothing" just waiting for desperate house sellers who are having trouble selling their property by offering great home loan deals that simply aren't legitimate, or claiming they're investors and getting sellers to sign over their homes for various reasons.
