Post Falls has grown substantially over the last two decades. Over half the homes in the town have been built in the last 15 years. As is the case in many communities where there are a large number of newer homes, the foreclosure rate for Post Falls properties has been high. As of the beginning of summer, 2011, there are over 280 foreclosed homes on the market at an average price of $178,000.
Home Values
Sales of Post Falls homes have fallen over the course of the current economic downturn. At the height of the market approximately 1,700 homes per year were sold at an average price over $220,000. In the most recent year that has fallen to about 1,000 homes per year at an average price of $175,000. There does not appear to be any rebound in home prices yet for the area. This makes for a positive buying opportunity for anyone interested in living in this area.
Area Information Post Falls is located on the western edge of Idaho, between Spokane, Washington, and Coeur d’Alene, Idaho. It lies on the Spokane River and has a population approaching 30,000, making it Idaho’s tenth largest city. The overall area stretching from Spokane to Coeur d’Alene has a population exceeding 500,000.
In spite of this growth, a cyclical pattern of employment, with higher unemployment in the winter months, has prevailed with an overall rate of unemployment somewhat higher than the national rates. Some smaller manufacturers also call Post Falls home, including Buck Knifes and Kimball’s Furniture.
The area surrounding Post Falls has historically been the center of a lumbering industry, but over the last two decades has developed a wider variety of other economic activity.
Neighborhoods and Parks
Neighborhoods in Post falls include Riverside Harbor, Fieldstone, Montrose, the Vineyard and others. In addition to fishing, hunting, hiking, biking and the general outdoor recreation available in western Idaho, there are a number of parks and recreational facilities in Post Falls itself. Among them is the Centennial trail, a 23 mile trail that connects with a similar trail in Washington to the west and Coeur d’Alene to the east. There are fishing access points to the Spokane River and there are many parks for organized sports.
Nearby Shopping
The presence of substantial outdoor activities results in a number of tourist and retail operations, with a broader variety of restaurants and lodging facilities. Retail operations including Cabela’s (a large sporting goods operation), Wal-Mart, Loves and others have opened up.
