There has been a lot of new construction since 1997 with an average of 295 building permits for single family homes per year issued over the last 14 years. The largest building boom was from 2005 to 2006 with over 1000 permits issued.

Home Values
The average house value for Twin Falls in 2009 was $145,228 which is only slightly below the overall Idaho average of $171,700 in that same year. However, the average home value for new construction permits for single-family homes has been rising over the last decade, starting at $90,100 in 2000 and reaching $137,700 in 2010. Area Information
This Idaho city, with a population of approximately 40,000, has been mainly tied to agriculture for most of its history. Milner Dam allowed it to become an economic center for the agricultural industry. Twin Falls was an important processing center for several agricultural products including beans and sugar.

After 1975, Twin Falls began to diversify from a primarily agricultural based economy and is now home to many types of manufacturing companies. Diversification has made Twin Falls more inviting to all, business man and farmer alike- a very unique part of Idaho history. Idaho real estate around Twin Falls is very diverse as well offering any type of property from townhomes to large ranches. 

Twin Falls is the home of the College of Southern Idaho, also know as CSI. This community college has close ties to many of the great Idaho state universities. CSI offers upper division classes for these other institutions of higher learning. The College of Southern Idaho is the booming source for the growing cultural diversification of Twin Falls. Many refugees find their home here coming from many different areas such as Bosnia, Herzegovina and the former Soviet Union.

Snake River CanyonNeighborhood Parks
Snake River Canyon runs along the northern limits of Twin Falls. There are three waterfalls locally with Shoshone Falls being the closest just five miles east of Twin Falls. These falls are higher than the famous Niagara Falls by almost 40 feet.

The Perrine Bridge over Snake River Canyon is one of the few places where people can legally go BASE jumping. In 1974, Evel Knievel attempted to jump the local Snake River Canyon. Although the foundation for the ramp for this stunt was built on private land, it is still easily visible.

Nearby Shopping
This diverse town has many types of shopping opportunities. With its growing multiculturalism, it is easier to find stores specializing in a variety food ingredients. With the nearness and accessibility of Snake River Canyon, there are many stores with equipment for outdoor activities such as hiking, biking and white water rafting. And with its close proximity to Boise, there is nothing that is too far out of your dreams when you live in Twin Falls. This smaller Idaho city offers a wide variety of experiences and cultures in a slightly urban setting.
